Hiring

Questions to Ask Before Hiring a Home Pro

A practical question list you can use on the phone or at your door, for almost any home service professional.

Hiring someone to work on your home is a leap of trust. A few well-chosen questions help you decide whether that trust is earned. Use this list as a starting point and add questions that matter to you.

About the business

  • How long has the business operated, and under what name?
  • Do you have a physical address and a business phone number?
  • Can you provide references or examples of similar jobs?
  • Will your own employees do the work, or do you use subcontractors?

License and insurance

Rules differ by state and locality, and some trades and small jobs may not require a license. Ask what applies to your project and check with the relevant state or local licensing authority.

  • Are you licensed where required for this type of work, and what is the license number?
  • Do you carry liability insurance, and can you send me proof of current coverage?
  • Do your workers have workers' compensation coverage where required?
  • Are you bonded, if that applies to this kind of work in my area?

About the job

  1. What exactly will you do, and what is not included?
  2. Which materials or products will you use, by brand and model?
  3. Who applies for permits and schedules inspections?
  4. What will the schedule look like, and what could change it?
  5. How will you protect my home, landscaping and belongings?
  6. Who will be my point of contact during the project?

About money

  • Is the estimate written, and is it a fixed price or an estimate that could change?
  • What deposit is required, and when are payments due?
  • How are changes or unexpected issues handled, and priced?
  • Are there any fees for cancellations, inspections or financing?

Warranty and after the job

  • What does the manufacturer warranty cover, and what is your workmanship warranty?
  • What would void either warranty?
  • Who do I call if there is a problem, and how quickly do you respond?
  • Will you give me copies of all paperwork when the job is done?

Trust your read of the conversation

Pay attention to how someone answers. Clear, patient answers and a willingness to put things in writing are good signs. Evasiveness, pressure and vague promises deserve caution. You are allowed to take time to decide.

To line up several offers, see how to compare contractor quotes. When you are ready, request free quotes from independent local professionals for roofing, HVAC, pest control or windows.

Keep your own records

Write down who you spoke to, what they said and what you agreed. Keep copies of quotes, contracts, change orders, payment receipts, permits and warranty documents together. If a question arises later, you will have the answers. Take photos of the work before, during and after, since they can help if you need to resolve a dispute or make a warranty claim.

If a problem arises, raise it promptly and in writing, and refer to the agreed scope. Many issues are resolved quickly when both sides have clear documentation.

Questions about this topic

Can I check a license myself?

Often yes. Many states and localities have online lookup tools. Search for your state's licensing board for the relevant trade, and confirm the license is current.

Do I need a written contract for small jobs?

It is a good habit for any job. A short written agreement that lists scope, price and warranty protects both sides.

This guide is general education. It is not legal, financial, engineering or insurance advice, and licensing, permit and insurance rules vary by state and locality.
